地铁站区空间布局与物业开发的关联研究

为降低地铁建设及运营带来的财政压力,我国诸多城市把地铁站区空间物业开发产生的增值作为反哺地铁建设的重要手段,但多数城市在地铁建设前期,没有重点考虑地铁站区空间布局与物业开发之间的影响及关联,导致站区空间物业经营未实现预期效果。另外,目前相关研究对二者的关联分析甚少。因此,论文针对地铁站区空间与物业开发之间的协同问题进行探索,并以武汉地铁2号线一期工程为实地调查对象,从开发模式、物业业态类型及物业开发绩效方面对地铁站区空间布局与物业开发之间的关联规律进行研究。论文研究结论主要体现以下几点:站区空间布局模式影响物业开发模式,每种空间布局与物业开发都有相对应类型;站区空间布局模式影响物业业态类型,空间布局规模决定物业业态类型;站区空间布局模式影响物业开发绩效,复合型相比单一的空间布局的物业开发经济效益更高。

In order to reduce the financial pressure caused by the construction and operation of the subway, many cities in our country have taken the increment of the development of the space property of the subway station area as an important means of feeding the subway. However, in subway construction period, most cities don't consider the related property and influence between subway station space layout and property development, leading station space property management don't achieve the expected effect. In addition, the correlation analysis between the two is very few at present. Therefore, the coordination problem between the subway station space and property development are developed, and taking Wuhan Metro Line 2 as the investigation object, conducts the research from the development mode, property type and format of the subway station property development performance space layout and property sssociation rules. The conclusion of this paper is mainly as follows: station space layout mode property development mode, are corresponding to each type of space layout and property development; mode of station space layout affect the property industry types, spatial layout size determine the property category; influence station space layout property development performance, compared to a single composite space layout the economic benefits of higher property development.
